New Home Construction

Through our affiliate Alturas Homes we invest in new home construction exclusively in the premier communities of Southwestern Idaho. We know residential real estate and we have assembled a best-in-class team to lead these efforts. We apply an analytical approach to our construction endeavors and understand the cyclical nature of the industry.

Asset-Based Lending

We are a hard-money lender, providing financing for residential and commercial real estate. Our loans are based on the value of the underlying assets. We also provide bridge loans for investment properties. We are a first position lender. We pride ourselves on speed and responsiveness, providing quick funding for our clients.

Residential Acquisition & Rehab

We know distressed residential real estate. Over the last 5 years, we have completed nearly 100 projects in this space. We seek to acquire properties at a discount to current fair market value and our experienced team knows what to do to add significant value to each asset. We are always on the lookout for motivated sellers and value-add residential real estate projects.

Note Purchases

We purchase delinquent or distressed debt from lending institutions, secured by a first position deed of trust on residential and commercial real estate. We understand real estate and the foreclosure process, and we can act quickly to purchase notes from banks and private lenders.

Long-Term Investments

Commercial and Residential Development

In addition to our acquisition activities, we also develop commercial real estate in our region. We seek partnerships with quality tenants for our projects, enhancing the value of the real estate we develop. Our development activities include commercial and residential, office, industrial, multi-family and retail, in addition to development projects that further our residential construction activities.

Commercial Income Property

We acquire commercial real estate at prices that make sense for the long-term. We prefer value-add commercial real estate assets that require renovation, repairs, lease-up and/or repositioning. We have a track record of success with value-add projects. We make our decisions based on historical trends and seek to acquire commercial property that will be relevant for decades to come. We will purchase retail, office, industrial and multi-family investment properties.

Residential Income Property

We have a portfolio of cash generating residential income properties. We seek additional opportunities to invest in residential assets to add to our portfolio. We will consider assets that require repositioning and rehabilitation because of our experience in distressed real estate. We purchase single family homes and multi-family residential assets (2, 3 and 4 units).
